Here are the services that C2CPlus offers:
Upon receipt of ratified contract and required paperwork to assist you C2CPlus will begin to:
- Notify all parties that I am the central point of contact for all details pertaining to the closing and that I am representing the agent, thereby freeing you from many phone calls and e-mails.
- Assure that all parties applicable have a copy of the ratified contract and any other paperwork
- Verify earnest money is deposited in accordance with the contract
- Coordinate and Schedule all inspections as needed (will need access to agents schedule)
- Complete Settlement Company agent paperwork as requested.
- Contact and stay in touch with the Lender, settlement Company., Agents, and Clients.
- Verify pre-qualifying letter has been received and loan application has been made, appraisal ordered
- Obtain Condo or HOA docs and schedule and arrange their delivery (if not via email).
- Oversee all contingencies and stipulations are met on a timely basis - assist in getting required contingencies removed and all appropriate paperwork are obtained and then provided to appropriate parties or kept for records
- Confirm homeowner’s insurance policy and forward information to lender and attorney.
- Order home warranty if applicable and forward confirmation to Settlement Company
- Confirm that all amendments are properly executed and received by the Settlement company
- Schedule walk through and closing, and coordinate & notify all parties
- Closing checklist sent to client with directions to closing attorney office, client responsibilities and required items for the closing (including what utilities to have turned on and by when).
- Obtain copy of preliminary Settlement Statement and forward to Agent for their review
- Send Closing Confirmation Checklist to co-op Agent (includes directions to closing attorney's office and notes all items necessary at closing).
