Buying a Home in Chantilly VA - The Importance of Your Credit Report

Knowing your credit score, and keeping your credit in good standing is extremely important. Let's discuss some information about credit scores when buying a home.

There are several methods in the calculation of scoring your credit. Most lenders use the method from Fair Isaac Corporation, or FICO. The three major credit bureaus (TransUnion, Experian, and Equifax) worked with the Fair Isaac Corporation in the early 1980s to come up with a calculation method for scoring your credit. Your credit score is determined similar to that of a grade in school. Consider how teachers calculate grades by taking scores from homework, tests, and attendance and anything else that they consider to be useful information. They then weigh each of these according to its importance in determining a final score. It works the same for your credit score. Instead of using the score from a pop quiz or papers, it utilizes information in your credit report.

  • 35 percent of your credit score is based on payment history. A lender wants to be able to see how promptly your bills are paid. This percentage of the score is affected by the number of bills that have been paid late, the number of items that were sent out to bill collectors and any bankruptcies you may have.
  • 30 percent of your score is based on your outstanding debt. How much is owed on home loans or car payments? What number of credit cards do you hold that have reached their credit limits? A good rule of thumb is keeping your credit card balance at 25 percent or lower of their credit limit.
  • 15 percent of your score is based on the amount of time that you have had credit. The longer it has been established, the better your overall credit score will be. Information regarding your payment history gives a more accurate view of what your future actions will be.
  • 10 percent of your score is based on your new credit. Opening any new credit account will have a negative impact on your credit score for a brief time. This category penalizes a hard inquiry into your credit for the past year. Hard inquiries are where you have given a lender permission for checking your credit, as opposed to a soft inquiry, which includes looking at your own score, which has no effect on your score.
  • 10 percent of your score is based on the different types of credit you already have. It helps your score to show that you've had experience with many different kinds of credit accounts, such as installment loans and revolving credit accounts.
