When I first speak to potential buyers or sellers, I usually have to spend a good amount of time educating them on the realities of the market place. They have usually been paying some attention to the main stream media and hearing about national real estate reports or trends that occured 3 to 6 months ago and are now just being reported on.
What they need is a way to be able to track the real estate trend at the local level.
Until today, I have had to compile reports from a number of different places to be able to share with buyers and sellers.
On the right side of our site - The Earl of Real Estate.com, you will see a button that says "How's The Market". This icon will take you to a page that will allow you to select the exact area / city within Northern Virginia that you want to see trends and reports for. Once you are on this page you can select a city or area.
This will take you to our Market Insider Reports for the selected city.
What is a Market Insider Report?
The Market Insider reports include:
- Price Trends
- Market Inventory
- Days on Market Trends
- Crime Risk Reports
- Education Levels
- School Reports
- Insider Tips
Unlike other reports that update on a monthly basis and that are not interactive, our Market Insider Reports are updated every few days and allow you to select the exact data that you are looking for.
The First Tab on the reports is the Market Analysis. This tab allows you to view the price trends of Sold vs. Listed. This allows you to understand the difference between "listing prices" (what sellers are asking for) and "sold prices" (what buyers are willing to pay).
By comparing these price trends, you'll have a good idea of where the market is heading. The median listing and sold property prices are calculated based on the market activity each month.
This same tab allows you to view Market Inventory Trends, Property Ownership figures and Additional Statistics for Single Family Homes and Condos.
The reports are grouped by Zip Code, so at anytime you have an opportunity to switch to another zip code within the Northern Virginia area.
The Community Info tab give you an opportunity to see the demographics and facts and figures for the Northern Virginia Area. These figures include Income, Education Levels, Crime Risk, Weather Risk, Median Age, % Married and the number of homes in the area as well as the number of homes with children.
A handy mapping function shows the local Grocery Stores, Retail and Pet Stores along with other services and Places of Worship and Churches.
We also have an entire section dedicated to Schools. Public and Private schools with rating from Greatschools. Complete information and Test Scores along with Student to Teacher Ratios and Program Availability.
Remember, if you are selling, none of these reports are a substitute a true Comparative Market Analysis. These reports and services are designed to help you get a better understanding of the local market place.
