14,603 properties were listed in Northern Virginia from January thru April of 2010 and 6,113 were missing this critical piece of data information.
An item so critical that it may cause some buyers to never even see the listing because the data is not available to search upon.
The data that I am referring to in this posting is School Information.
In January and February - 46% of the properties listed for sale did not include the School Information for the properties listed.
And for the end consumer, this makes looking for a property by a particular school very frustrating.
This is an optional field, and as you can see, 46% of agents took the term optional seriously by not taking their job serious.
More buyers ask us about school information than any other piece of information regarding a property.

MR. OR MRS. POTENTIAL SELLER - Buyers ask for searches to be set up based upon specific schools or the schools that elementary and middle schools feed into. This is very important to buyers. No two ways around it.
Now, do some agent leave out the school information that pertains to a property because they (the agent that is, not the home owner or buyer) feels that the schools is not "a good one" and might hurt the houses chances of being sold. Maybe, just maybe, but not in 46% of the cases.
Are there sometimes changes in school territories? YES. And it takes an agent 5 minutes to call the school district or to look up the information and 1 minute to update the information.
MR. OR MRS. POTENTIAL SELLER - Here is why we always enter in the school information. When an agent doesn't, it sets off a RED FLAG in the potential buyers mind. They ask, what are they trying to hide? What else are they not disclosing?

It is not to cause questions and doubts in the minds of potential buyers that may end up, due to a lack of information, saying NEXT, causing your home to sit and costing you money.

Of the 3 critical fields I have covered 2 and I will cover number 3 in the next posting. Of the Northern Virginia Real Estate Listings posted year to date, 6,383 were missing one of the 3 and an additional 2,922 were missing 2 of the 3.
