Time and time again, I have experienced and seen stories where those that try to sell their home by owner (FSBO) end up making 1 of 2 mistakes that end up costing them thousands of dollars.
Mistake One: Overpricing and Under Exposing. - Mr. and Mrs. FSBO - your house may be priced correctly, but because you are only exposing it to less than 4% of the total available buyer pool, we may never know, and by the time that you end up deciding to either accept a contract or list, you end up having to drop the price below the market value just to gain any attention to your old, tainted, property.
Mistake Two: Underpriceing and Over Exposing: Because of the lower price, the vultures start to circle, word gets around and the sellers end up getting an offer for thousands less than the market would have beared.
In this shifted market, I am seeing alot more of Mistake One - The overpriced listing that has the home depot FSBO sign out front, that has a number that you call and hope to get a call back from within 3-4 days if you are lucky.
