A good year for sales in Brambleton – Ashburn, VA in 2010

Brambleton, an award-winning master-planned community located in Loudoun County, Virginia, announces today that its 2010 new home sales report confirms the highest number of new homes sold in the community’s 10-year history. It was a banner year with 352 home sales in 2010, an impressive 50% increase over its 234 homes sales in 2009.

Deferred maintenance is a death sentence for a home sale

The spring real estate market is approaching, and this year there is no federal tax credit to get wary buyers off the fence.

A recent survey of 3,500 U.S. homeowners and renters conducted for the National Association of Realtors by Harris Interactive found that 60 percent of those who would like to own a house worry about job security and creditworthiness.

That said, some area real estate agents say they think the market may be rebounding because prospective buyers fear interest rates are permanently back on the upward trajectory and they need to get in the game.

In a market where financial motivation is canceled out by financial apprehension, the state of each house for sale becomes even more important to getting a deal done.

Buyers are still looking for “perfection, with comfort.

Sellers who have let things slip may have a lot of work to do before their house can be considered ready for the market.

Deferred maintenance “is almost a death sentence” for a listing these days. “Things like nail pops and settlement cracks, while often easily repaired, are not being tolerated.”

Because, buyers surmise, if there are nail pops, there must be something wrong with the rest of the house.

Home inspectors typically enter the process after an agreement of sale is signed, examining nooks and crannies under the watchful eyes of agents for both anxious sellers and edgy buyers.

While you may be knee-deep into your second mortgage, or looking to sell your home, or maybe you’re in the market to buy, here’s a look at the most expensive celebrity homes that are up for grabs. Looking for a beach side home that was once owned by Nicholas Cage, or are you more of a country boy looking to own a ranch on 6,000 acres of land owned by Val Kilmer? Take a look at what real estate is available in the most affluent enclaves, for the right price.

• Topping the list is a $150 million property called the Spelling Manor, home to the late Aaron Spelling and his wacky wife, Candy. Located at 594 South Mapleton Dr. in Los Angeles, this is one of the world’s most expensive properties for sale and boasts 56,500 sq. ft. on 4.7 acres of beautifully manicured FLAT land in Holmby Hills. Although the listing is labeled as a “Single-Family Home” on Trulia, the home offers 14 bedrooms – and not to mention Candy’s infamous Gift Wrapping Room. The Grand Entry welcomes guests with a double grand staircase and exquisite 30 foot ceiling. • If you want to follow the footsteps of Nicholas Cage, move into his former home in Newport Beach for a cool $28.5 million. • Ever wondered what it would feel like to sleep in Michael Jackson’s bedroom… err, home? His Los Angeles home is up for grabs for $23.5 million.
